"A vacant lot in a landslide zone, increasingly unfavorable market conditions, then a moratorium on actual building construction. These were factors we were facing as a couple of landowners whom desperately needed to sell and move on – and did with Greg Roberts.

Our journey started earlier this year, where we contacted Greg for help listing our property for sale in the coveted community known as Portuguese Bend. Once under contract, Greg wasted little time in compiling all the marketing material and listing on MLS as well as informing a deep contact list he’s developed over the years.
We listed at a fair price, considering nearly permitted plans. The traffic was almost instantaneous, and continuous for many months with Greg fielding every inquiry and, on many occasions, meeting potential buyers or their agents at the site for a walk-through. There was no down time.

Traffic was steady. We would talk through the potential leads, with Greg providing detailed analysis on each and matching strategy for how we may progress. Not once did a call to him go unanswered.

After several interest rate increases and subsequent reduced traffic and inquires, we jointly made the decision, under Greg’s direction, to reduce price in efforts to re-energize the listing for a new line of shoppers. The action worked, producing several solid leads which Greg worked tirelessly on to develop into offers. We were one week away from one such offer when the unthinkable occurred. – Portuguese Bend, and all development projects (including those under construction) would be placed under a building moratorium due to recent land movement.

All previously developed contacts including the one on the crest of an offer – vanished and were never heard from again. The outlook was bleak. Greg however, decided that not all was not lost and continued valiantly to market and develop anything resembling an inquiry. It was not long after he called to inform us that he had connected with a potential buyer uniquely suited for this type of acquisition. An offer was made, we countered slightly and ended up closing the deal in 30 days. Unthinkable!

"Greg Roberts did a fantastic job for us. This was for the sale of a residential condominium in connection with an estate. Greg figured out a strategy to sell the property quickly and maximize the proceeds. Greg recommended to market the property as a fixer upper and price the property accordingly. Greg advertised the property and then held an open house the weekend after the listing went live on the MLS. The open house had a constant stream of people looking throughout, some of which were contractors and some of which were end users. In the end, there were 24 offers in writing made, all of which were over $30,000 over asking. Ultimately, the highest and best offer was $100,000 over asking and an all cash deal! I should note that the ultimate purchase price was probably $50,000 greater than where the property would appraise. The contract closed a few days ago. The process was lightning fast, closing approximately 4 weeks after the property went live on the MLS.

Greg’s strategy was sound and he went above and beyond in every way. By way of example, Greg met with the executor several times to get documents signed, travelling as much as 50 miles to meet him in person as the executor is not computer savvy. Greg responded to all questions posed to him by the executor and the beneficiaries of the estate timely and fully. Greg even put up smoke detectors and carbon monoxide detectors himself to make the property meet code and helped with the disposal of remaining furniture in the property.

"My partner and I purchased a home with Greg Roberts in January where he was both the seller's and buyer's agent and we could not have lucked out with a better realtor! We had a very clear idea of what we were looking for in a home, and as such, skipped finding a realtor of our own. So my first correspondence with Greg was when I requested to see the home he had listed in Redondo Beach, and not only was he willing to accommodate a last minute appointment with us on the same day of our request, but he even agreed to show us some other homes in the neighborhood that were available via lockbox for viewing.

Greg takes the time to read through every document with you so that you have a crystal clear understanding of the entire offer and escrow process. During our initial meeting on deciding the right time to purchase a home he was straight forward, provided data to support market trends and provided a pressure free purchasing timeline. His knowledge of the Real Estate industry is impeccable. The property we purchased had issues regarding the lock box. Greg went above and beyond to arrange entry to the property in a timely manner.. The property we purchased was contracted “AS IS” yet Greg arranged several inspections prior to purchasing the property. Despite the “AS IS”contract, and the selling agent initially refusing funds for repairs, Greg was able to negotiate funds for needed repairs. He provided us with several estimates and options for the repairs needed. As we approached the closing of escrow he made sure everything was in order for closing and when it wasn’t he pushed the escrow company, the selling agent and the lender to get everything corrected in a timely manner. After closing escrow he arranged and coordinated our repairs. A couple weeks after closing escrow we had a plumbing issue that was deemed not covered by our home warranty because of improper installation prior to the sale of the home. Greg went above and beyond and tracked down the responsible contractor. He arranged for that contractor to rectify the issues due to the improper installation.
